5 Questions to Ask Before You Buy a Rental Property Sight-Unseen

Buying remotely works when you ask the right questions before you commit. Here are the five that matter most, and why the listing photos won't answer any of them.

1. Who has actually verified the condition, beyond the listing photos?

Listing photos are marketing, not documentation. If no independent, disinterested person has looked at the property in person, you don't actually know what you're buying.

2. What does the property look like from the street, not just inside?

Curb appeal, the state of neighboring properties, and the general feel of the block rarely make it into a listing but matter enormously for both tenants and resale.

3. Is there a way in for the people who'll need one after closing?

Contractors, inspectors, and future tenants all need access. If getting them a key means flying out yourself, that's a problem worth solving before you close, not after.

4. What's the realistic scope of any work it needs?

A listing description's "needs some updating" and a documented, room-by-room look at actual conditions are very different inputs for a renovation budget.

5. Who are your eyes on this place after you own it?

Closing isn't the finish line — it's the start of needing periodic checks, showings, and access management, indefinitely, from wherever you actually live.
